What are the Requirements to Apply?

  • Income must equal 3 times or more of the total monthly rent.
  • Must pass credit, background and rental history screening.

What are the Lease Terms?

  • We offer 7-to-15-month lease terms.

What is the Security Deposit?

  • The security deposit ranges depending on credit - $350.00 with approved credit and 1 months’ worth of rent with conditional credit screening.

Is the Community Pet Friendly?

  • We do allow 2 pets per apartment and require vaccination records and a picture of the pet.
  • We require an additional Pet deposit of $300.00 for each animal
  • There is a $15 monthly pet rent for each pet due on or before the 5th in addition to the monthly rent and utilities.
  • Restricted breeds: Rottweiler, Doberman Pincher, Pit Bull Terrier/Staffordshire Terrier, Chow, Spitz and Akita, German Shepherds, Great Danes, Presa Canarios, Alaskan Malamutes, Siberian Huskies, and Wolf-Hybrids
  • All households, whether containing a service animal, ESA, pet, or no animal, must complete a profile on www.petscreening.com

Is Renters Insurance Required?

  • Renters Insurance is required through the entire term of the lease.

Are the Utilities Included?

  • The utilities are not included.
  • Water and Sewer is a flat fee based on the apartment size payable to the property monthly
    • 1bedroom $65.00
    • 2bedroom $80.00
    • 3 bedroom $95.00
  • You would put electricity in your name, and you would pay the power company directly.

Who is the Cable/Internet/Phone Provider?

  • Comcast is the providers for the cable/internet/phone.

 

Do you have Reserved Parking or Carports?

  • Yes, we do have limited availability to rent reserved parking spots and/or carport parking.
  • Carport $30.00 per spot
  • Reserved Parking $10.00 per spot

Can I Store a Boat/Jet Skis/Trailer/Pod?

  • We do not allow boats, jet skis, trailers, pods, etc… to be stored on the property.

What’s your smoking policy?

  • Smoking is not allowed within the apartment interiors
  • We are a drug-free housing community.

Is there 24-Hour Maintenance?

  • There is a member of maintenance on call 24/7 for maintenance emergencies.

When Is My Rent Due?

 

  • Rent is due on the 1st of every month; however, we accept rent until the 5th with no late fees.

When is Rent Considered Late?

  • Rent is considered late on the 6th and any time after.  If late, rent must be paid with certified funds with either a cashier’s check or money orders and would be brought into the office with late fees included.

How Do I Pay My Rent?

There are several ways that you can pay your rent.

  • Pay with a personal check, cashier’s check or money orders.
  • Pay with a check online through our online resident portal. *This option does NOT cost a convenience fee.
  • Pay with a credit or debit card online through our online resident portal *This option does cost a convenience fee.

What Is a Resident Portal?

  • The property website allows the resident to setup an account to submit service requests, pay rent and sign up for the fitness center at www.commonsjville.com
